Reverse mortgages in Boring, for homes with a little land.

Boring is nurseries, open fields, the end of the Springwater Corridor, and homes that sit on a few acres with a well and a shop out back. I live next door in Sandy. If you are 62 or older and want to stay on your land, I will explain how a reverse mortgage works for a property like yours before you pay for anything.

What I hear most

Boring questions are usually about the property.

Acreage and outbuildings

The home must be primarily residential. I explain how the appraisal treats extra acreage, barns and shops on Boring properties.

Wells, septic and private roads

A water test, a working septic system and a road agreement are normal parts of a rural file. I help you gather them early.

A mortgage that still lingers

A reverse mortgage can pay off the remaining mortgage so the monthly mortgage payment goes away, while you keep up taxes, coverage and upkeep.

Staying close to family

Many Boring families have kids and grandkids nearby. I welcome them at the table so everyone hears the same plan.

How a reverse mortgage works

The short version.

A Home Equity Conversion Mortgage, or HECM, is a loan for homeowners 62 and older. It can pay off an existing mortgage and turn part of your equity into a line of credit, monthly payments, a lump sum, or a mix. No monthly mortgage payment is required while you live in the home and meet the loan obligations.

  • You keep the title and keep living in the home as your principal residence.
  • You keep paying property taxes, homeowners coverage and upkeep.
  • The balance grows over time as interest and fees are added.
  • It is non recourse. Neither you nor your heirs owe more than the home is worth when it is sold to repay the loan.
  • Independent HUD approved counseling comes first. I give you a list of agencies, and you choose one.

Boring resources

  • Sandy Community and Senior Center, a short drive east
  • Clackamas County Aging and Disability Resource Connection
  • Clackamas County Assessment and Taxation, for deferral questions
  • HUD approved counseling agencies by phone, from a list I provide

Boring is in Clackamas County

Clackamas County tax statements arrive in late October, and the first payment for the 2026 to 2027 tax year is due Monday, November 16, 2026. If the tax bill is the main strain and your household income is under the state limit, Oregon's Senior and Disabled Property Tax Deferral may cost less than a reverse mortgage. Applications go to Clackamas County Assessment and Taxation between January 1 and April 15. A reverse mortgage taken out today makes the home ineligible for deferral, so I walk through deferral first.

Questions I hear most

Can I get a reverse mortgage on a property in Boring with acreage?

Often, yes. The home must be primarily residential, and the appraiser values the land by comparing similar properties nearby. Hobby acreage is common in Boring. A working nursery, farm or other income producing land is a different conversation.

My home has a well, a septic system and a shared private road. Is that a problem?

Not usually. Expect a water test for the well, a septic system that meets county health rules, and often a recorded road maintenance agreement. Gathering those papers early saves weeks.

Does a shop or barn add value in the appraisal?

It can, when similar properties nearby have them. The appraisal focuses on the home, so I explain how outbuildings are treated before anyone orders one.

Are you local to Boring?

Yes. I live next door in Sandy, and I am glad to meet at your kitchen table.

Important informationThis material is not from HUD or FHA and has not been approved by HUD or any government agency. The borrower must meet all loan obligations, including living in the property as the principal residence and paying property charges, including property taxes, fees, and hazard insurance. The borrower must maintain the home. If the borrower does not meet these loan obligations, the loan will need to be repaid.

Oregon reverse mortgage summary. At the end of the loan, some or all of the equity in the home may no longer belong to the borrower, and the home may need to be sold or the loan repaid from other assets. The lender charges an origination fee, a mortgage insurance premium, closing costs or servicing fees, which may be added to the loan balance. The loan balance grows over time and interest is charged on the outstanding balance. The borrower keeps title and is responsible for property taxes, insurance, maintenance and related taxes, and failing to pay them may make the loan due immediately and may subject the property to a tax lien or foreclosure. Interest is not deductible on an income tax return until all or part of the loan is repaid. A home with a reverse mortgage taken out on or after January 1, 2017 is not eligible for Oregon's Senior and Disabled Property Tax Deferral Program.

Not a commitment to lend. All loans subject to credit approval.
