Reverse mortgages in Sandy, Oregon, from a neighbor.
Sandy is my hometown. I know the drive up Highway 26, the view from Jonsrud, and how many of our neighbors have been in the same house for thirty years. If you are 62 or older and wondering whether a reverse mortgage could help you stay, I will explain it plainly at your kitchen table, with your family welcome.
What I hear most
Sandy homeowners usually come to me with one of these.
A small mortgage that never quite went away
Many Sandy homeowners refinanced along the way and still carry a payment into retirement. A reverse mortgage can pay off that loan so the monthly mortgage payment goes away.
Taxes that keep climbing
Clackamas County tax bills are a real strain on a fixed income. I look at Oregon's property tax deferral first, because it may solve the problem for less.
A house that needs work
A roof, a furnace, or a walk in shower so you can keep living safely at home. A line of credit can fund repairs and changes as they come up.
Kids who live out of state
Adult children want to understand the plan too. I am happy to set up a video call so everyone hears the same explanation at once.
How a reverse mortgage works
The short version.
A Home Equity Conversion Mortgage, or HECM, is a loan for homeowners 62 and older. It can pay off an existing mortgage and turn part of your equity into a line of credit, monthly payments, a lump sum, or a mix. No monthly mortgage payment is required while you live in the home and meet the loan obligations.
- You keep the title and keep living in the home as your principal residence.
- You keep paying property taxes, homeowners coverage and upkeep.
- The balance grows over time as interest and fees are added.
- It is non recourse. Neither you nor your heirs owe more than the home is worth when it is sold to repay the loan.
- Independent HUD approved counseling comes first. I give you a list of agencies, and you choose one.

Sandy is in Clackamas County
Clackamas County tax statements arrive in late October, and the first payment for the 2026 to 2027 tax year is due Monday, November 16, 2026. If the tax bill is the main strain and your household income is under the state limit, Oregon's Senior and Disabled Property Tax Deferral may cost less than a reverse mortgage. Applications go to Clackamas County Assessment and Taxation between January 1 and April 15. A reverse mortgage taken out today makes the home ineligible for deferral, so I walk through deferral first.
Questions I hear most
Is there a reverse mortgage specialist in Sandy, Oregon?
I live in Sandy and work with homeowners here, in Boring and up the Mt. Hood corridor. I am a mortgage broker with Freestone Mortgage, so I can compare reverse mortgage programs from more than one lender, and I am glad to meet at your kitchen table.
Can I use a reverse mortgage to pay off the mortgage on my Sandy home?
Yes, if there is enough equity. The existing mortgage is paid off first from the reverse mortgage proceeds, and the monthly mortgage payment goes away. You still pay property taxes, homeowners coverage and upkeep.
My home is on acreage outside Sandy city limits. Does that matter?
Rural property with a well, a septic system or extra acreage can often qualify. The appraiser looks at whether the home is primarily residential and how the land compares with similar properties nearby.
Where can I learn more in Sandy before I call anyone?
The Sandy Community and Senior Center on Pioneer Boulevard and the Sandy Public Library on Proctor Boulevard are good places to start. HUD approved counseling agencies also explain reverse mortgages by phone.

Oregon reverse mortgage summary. At the end of the loan, some or all of the equity in the home may no longer belong to the borrower, and the home may need to be sold or the loan repaid from other assets. The lender charges an origination fee, a mortgage insurance premium, closing costs or servicing fees, which may be added to the loan balance. The loan balance grows over time and interest is charged on the outstanding balance. The borrower keeps title and is responsible for property taxes, insurance, maintenance and related taxes, and failing to pay them may make the loan due immediately and may subject the property to a tax lien or foreclosure. Interest is not deductible on an income tax return until all or part of the loan is repaid. A home with a reverse mortgage taken out on or after January 1, 2017 is not eligible for Oregon's Senior and Disabled Property Tax Deferral Program.
Not a commitment to lend. All loans subject to credit approval.
