Retire in the home you love.
A reverse mortgage lets homeowners 55 and up, depending on the program, turn equity into breathing room with no monthly principal and interest payment. You stay on title. The home stays yours.
What you keep, what you pay
You keep title to your home. You keep living there. You keep the choice to sell or pay the loan off at any time.
You still pay property taxes, homeowners insurance, HOA dues if any, and upkeep. You need to live in the home as your primary residence. Keep those and the loan is not due until you move, sell or pass away.
Three ways people use it
Drop the payment and ease the monthly budget. Set up a line of credit that grows and sits on standby for down markets or surprises. Buy a new home, often a single level one closer to family, without a monthly payment.
For families and advisors
I welcome adult children and financial planners on every call. Everyone hears the same answers at the same time, and I send your advisor a one page summary before and after.
Required disclosure
Reverse mortgage borrowers must complete a counseling session with an independent HUD-approved counselor before applying for a HECM. This material is not from HUD or FHA and was not approved by HUD or any government agency. The loan balance grows over time as interest and fees are added. Borrowers remain responsible for property taxes, homeowners insurance, maintenance, and occupying the home as a primary residence.
